Today I’d like to take you back to the recent Australian Technical Analysts Association (ATAA) National conference in Melbourne back in October 2025.

The ATAA is a nationwide forum for technical stock market analysts.

Now, it just so happens that PSE co-founder Phillip J Anderson has a long association with them. It’s why he was invited to speak at the October event.

To show his appreciation, Phil decided he would not hold back.

Not only did he break down the current 18.6-year Real Estate Cycle, but he also demonstrated to those in attendance how to use the cycle to trade it.

Need I remind you that those in the audience are professional or experienced traders in their own right?

It takes a lot for them to sit there and be astonished at a presentation.

Well, this is where I can give you some good news. Because that very presentation was recorded live.

Why stock traders must learn about the land markets.

Whenever Phil Anderson asks most people the following question: ‘What actually drives the economy,’ most people answer that it’s technology, interest rates, government policies, and the like.

Even those who have formal university training in economics can’t quite grasp what Phil is asking. So, you aren’t alone here.

The answer they generally give is that it’s new credit creation being lent into the economy to allow for business and society to use that credit to become more productive. This part is true and critical for a fully functional and productive economy.

But here is the key. What collateral does most of that new credit use?

LAND.

It is not bricks or timber, it is land. Land is fixed and cannot be produced. When society allows our banking and financial system to lend against it for the purpose of private ownership, another amazing thing happens.

You must get a real estate cycle.

This is the critical factor that all classically trained economists miss. No wonder average working folk don’t get it.

However, the benefits to you whether you trade or not don’t stop there. Because for over 220 years now, the real estate cycle has repeated on time from the perspective of the United States, the biggest real estate market on earth.

Thus, if you possess such knowledge, you’ll discover that you can time the economy through the cycle and therefore know what’s coming next. What an incredible advantage.

That was the key message in Phil’s talk.

It has always been his contention that stock traders and investors need to know something about how the land market works. And vice versa for property investors – they should learn how to correctly read a stock chart like those in attendance that day.

That was the importance of Phil’s talk. Not only did he explain the difference, but he also demonstrated how to take advantage of it via correctly reading the stock charts.

It is only February, but already 2026 has been volatile. And the history of the cycle tells us to expect that volatility to remain, both to the upside and downside. This time in the cycle is referred to by the PSE team as the ‘Winner’s curse.’
